We were appointed to provide lender’s technical advisor services to Alpha Bank in connection with Piraeus Port Plaza 2 and Piraeus Port Plaza 3 – part of Dimand S.A.’s regeneration of the former tobacco industrial facilities within the Agios Dionysios district of Athens, close to Piraeus Port.
Occupying three city blocks and covering more than 4 acres, a former tobacco factory in Agios Dionysios is being redeveloped by Dimand S.A. to provide a major mixed-use development, central to the regeneration of the Piraeus Port area.
We were appointed to provide lender’s technical advisor services to Alpha Bank in connection with Phase 2 and Phase 3 of the Piraeus Port Plaza Concession project.
Lithografeio - Piraeus Port Plaza 2 (PPP2)
This phase (PPP2) of Dimand S.A.’s ambitious regeneration project comprised the conversion of three of the former tobacco factory buildings into modern, state-of-the-art office premises. These included a two-storey listed building (Building D) which was fully restored and is now used as the administration offices of the tenant; the factory’s lithography building (Building E) which now provides general office accommodation across six floors, with conference rooms, a fully equipped kitchen and plantrooms on the lower ground floor; and Building Z which houses general office accommodation across seven storeys plus two basement levels of car parking.
Buildings E and Z have both been awarded LEED Gold certification.
Central - Piraeus Port Plaza 3 (PPP3)
PPP3 involved the redevelopment of four buildings (Buildings A, B, C and D) of the Papastratos ex-industrial facilities to provide modern offices and car parking facilities.
Building A provides six stories of office accommodation, together with retail space on the ground floor, and houses the main offices of Alpha Bank. The building has been awarded LEED Platinum accreditation.
Building B comprises seven stories of offices, together with retail areas and two basement levels housing MEP plantrooms. It has been awarded LEED Gold accreditation.
The seven-storey Building C has been restored and reinforced to provide car parking facilities. Building C has been awarded LEED Platinum accreditation.
Building D provides a mix of office and residential accommodation across seven stories, plus one basement level housing MEP plantrooms.
